We will be submitting an outline planning application in Summer 2025 to regenerate the former quarry site and deliver over 58,000 m2 of new employment space. Our proposals would create around 800 new jobs and attract new investment into the area. The supporting infrastructure, highways improvements, landscaping and biodiversity initiatives will also be covered as part of the application.

As the site crosses the boundary of Harborough District Council and Rugby Borough Council, we will be submitting the application to both authorities.

We are proposing to deliver a new roundabout on the A5 south of the existing Gibbet Hill roundabout to enable vehicle access. We have already had useful conversations with National Highways, and the highways departments of both Leicestershire County Council and Warwickshire County Council as part of our early technical work.

We have also been working to identify opportunities for our proposals to help alleviate traffic pressure on the A5/A426 roundabout. Our plan would divert Gibbet Lane onto a new road through our site, which will allow the existing five arm roundabout to be reduced to four arms and in turn, help to improve safety and access.

We're also exploring sustainable transport measures for future employees and are continuing to engage with the relevant authorities on this.

Our proposals have been guided by key design principles which includes a commitment to delivering biodiversity net gain in line with national policy and supporting nature on this former quarry site. We recognise the opportunity to restore and enhance habitats and our proposals will include appropriate landscaping to enhance habitats and mitigate visual impact on the surrounding community.

The site is located at the heart of the UK’s ‘Golden Triangle’ for logistics, widely considered as the most sustainable location in the UK due to its close proximity to the M1, M6 and A5. It is therefore an ideal location to deliver a high-quality business development.

There is an acknowledged need for more logistics space to meet demand in the area which is in large part driven by the structural shift in the retail market with greater reliance on online shopping. A5 East Logistics Park can contribute towards meeting this demand.

We are inviting feedback on the emerging proposals for A5 East Logistics Park in advance of submitting a planning application in Summer 2025. All feedback provided during the consultation will be considered by our design team ahead of us finalising the proposals and submitting our planning application this summer.
